Roof Inspection

Free Roof Inspections With a Written Report — Not a Sales Pitch

A real inspection by a licensed roofer, documented with photos, with no obligation. Use it for storm claims, pre-purchase due diligence, or simple peace of mind.

Most homeowners only think about a roof inspection after something has already gone wrong — a leak, a hailstorm, or a stain on the ceiling. By then, you're often paying for water damage on top of the roof work itself. A proactive inspection every few years catches the small problems while they're still small, gives you documentation for your insurance carrier, and tells you honestly where your roof is in its life cycle.

We offer free inspections to homeowners and small businesses throughout the Minneapolis–Saint Paul metro. No obligation, no upselling, and you walk away with a written report and photos whether you hire us for any follow-up work or not.

What a proper roof inspection includes

A real inspection is more than a glance from the driveway. It's a documented walkthrough of every plane of the roof, plus the attic where accessible, plus the components most people forget about — flashing, ventilation, gutters, and the deck itself.

When we inspect, we climb the roof (or fly it with a drone where pitch makes that the safer call), check every shingle field for granule loss, blistering, cupping, and impact damage, examine every flashing point at walls and chimneys, look at pipe boots and vent caps, and check the condition of your ridge and soffit ventilation. In the attic we look for daylight, moisture staining, mold, and insulation compression near the eaves.

You get a written report with photos of the problem areas, a plain-language summary of what we found, and a clear recommendation: monitor, repair, or plan for replacement — with timeframes attached to each.

Signs you may need roof inspection

Most homeowners should get a roof inspection every 3–5 years even on a healthy roof. You should schedule one sooner if any of these apply:

  • Recent hail or high-wind event in your zip code
  • You're buying or selling the home in the next 12 months
  • The roof is 15+ years old and has never had a documented inspection
  • You're seeing granules in the gutters or at the bottom of downspouts
  • Ice dams formed along the eaves last winter
  • A door knocker told you the roof is damaged (verify independently — always)
  • Active leak, water stain, or musty smell in the upper floor or attic
  • Insurance carrier is requesting a roof condition report at policy renewal

Benefits of choosing this service

An inspection is cheap insurance against expensive surprises. It pays for itself the first time it catches a $300 problem before it becomes a $3,000 problem.

Catch small issues early

Failed pipe boots, lifted flashing, and a few missing shingles are minor repairs caught early — and major water damage caught late.

Documentation for insurance

A dated, photographed report establishes the roof's condition at a point in time, which matters for storm claims and policy renewals.

Honest pre-purchase due diligence

Before you close on a home, an independent roof inspection tells you what you're actually buying — and what to negotiate over.

Storm claim support

If we find hail or wind damage, we document it the way an adjuster needs it documented and can meet them on the roof.

Realistic replacement timeline

Instead of guessing how many years you have left, you get a defensible answer so you can plan and budget on your terms.

No-pressure environment

Free means free. There's no "inspection special" pitch at the end and no high-pressure closer waiting in the truck.

Our process

Inspections typically take 45–90 minutes on site. Here's what to expect from booking to report.

  1. 1

    Schedule the visit

Most inspections are booked within a few business days. We confirm a two-hour window so you're not waiting around all day.

  2. 2

    Exterior & roof walk

We document each roof plane, check shingle condition, flashing, penetrations, gutters, and any visible deck issues. Drone is used where the pitch is unsafe to walk.

  3. 3

    Attic check

Where accessible, we check the underside of the deck for daylight, moisture stains, mold, and ventilation issues that affect roof life from inside.

  4. 4

    Photo documentation

Every issue gets photographed. You see what we see — no "trust me, it's bad up there" claims.

  5. 5

    Written report delivery

Within 1–2 business days you get a PDF report with photos, findings, and clear recommendations: monitor, repair, or plan for replacement.

  6. 6

    Optional review call

We're happy to walk through the report on the phone, answer questions, and explain trade-offs. There's no obligation to do any of the follow-up work with us.

Frequently asked questions

Is the inspection really free?

Yes — completely free for homeowners and small business owners in the Minneapolis–Saint Paul metro. No fees, no "trip charge," and no obligation to hire us for follow-up work. The only paid inspection we offer is a formal pre-purchase inspection for real estate transactions where you need a third-party report with specific liability language.

How long does the inspection take?

About 45–90 minutes on site for a typical single-family home. Larger homes or roofs with complex geometry can take a bit longer. You don't need to be home, but most homeowners like to be present so they can ask questions.

Do you provide a written report?

Yes, every inspection includes a written report with photos delivered by email within 1–2 business days. The report is yours to keep and share — including with your insurance carrier or a different contractor for a second quote.

Can you do a drone inspection?

Yes, where pitch, height, or roof material makes walking the roof unsafe. Drone imagery captures every plane in high resolution and is fully documented in your report.

How often should I have my roof inspected?

Every 3–5 years for a healthy roof in average condition, and after any significant hail or wind event in your area. Older roofs (20+ years) benefit from annual checks.

Will an inspection help with an insurance claim?

Yes. A documented inspection establishes the roof's condition, identifies storm-related damage versus normal wear, and gives your adjuster what they need to write an accurate scope. We can meet your adjuster on the roof at no charge.

What if you find damage?

We'll explain the options — repair, partial replacement, or full replacement — with honest cost ranges. There's no pressure to hire us. Most customers do, because we've already done the diagnostic work, but you're free to take the report to other contractors.

Do you inspect commercial flat roofs?

We inspect small commercial low-slope and flat roof systems. For larger commercial buildings with TPO, EPDM, or built-up membranes we'll let you know up front whether it's in our wheelhouse before scheduling.

Can I get an inspection before buying a home?

Yes. Pre-purchase roof inspections are one of our most common requests. We do these on a tight turnaround so they fit your inspection contingency window.

Ready to get started?

Whether you're buying a home, recovering from a storm, or just want a documented baseline on your roof's condition, a free inspection is the right starting point. Book one — there's no obligation to do anything else.
