Roof Replacement

Roof Replacement You Can Trust for the Next 30 Years

Complete tear-off and replacement done by licensed Minnesota crews — built for the freeze-thaw cycles, hailstorms, and heavy snow loads our roofs actually see.

A new roof is one of the largest investments most homeowners and property owners will make in their building's lifetime. Done correctly, it protects everything underneath for the next 25 to 50 years. Done poorly, it leaks, voids your warranty, and costs more to fix than it would have cost to install right the first time. We've built our roof replacement process around getting it right the first time — for single-family homes, townhomes, and small commercial buildings throughout the Minneapolis–Saint Paul metro area.

Every replacement we do starts with a thorough inspection of the existing roof system, deck, and ventilation. We don't shortcut tear-off, we don't reuse pipe boots, and we don't sell you a brand of shingle we don't believe in. The full system — underlayment, ice and water shield, flashing, ventilation, and shingles — is installed exactly to manufacturer specification so your warranty actually means something when you need it.

What a full roof replacement actually includes

A real roof replacement is more than swapping shingles. It's a complete removal of the existing roofing materials down to the wood deck, an inspection and repair of any rotten or damaged sheathing, and a fresh install of every protective layer that keeps water out of your home.

We start by stripping the old shingles, underlayment, flashing, and pipe boots. The deck is walked, inspected, and any soft spots are replaced with new sheathing. Drip edge goes on first, then a continuous ice-and-water shield along the eaves, valleys, and around every penetration — well above what Minnesota code requires. Synthetic underlayment covers the field. New step and counter flashing is installed at every wall and chimney. Finally, the shingles themselves go on with proper nailing patterns and ridge ventilation that lets your attic breathe.

What you end up with is a complete roof system that performs as designed, qualifies for the full manufacturer warranty, and looks the way it should from the curb.

Signs you may need roof replacement

Most roofs give you a few seasons of warnings before they actually fail. If you're noticing any of the following, it's worth getting a free inspection — even if you're not ready to replace yet.

  • Your roof is 20+ years old (architectural asphalt) or showing wear before that
  • Shingles are curling, cupping, blistering, or losing granules (you'll see them in the gutters)
  • Visible bald spots, cracked shingles, or exposed nail heads from the ground
  • Daylight visible through the roof deck in the attic
  • Active leaks, water stains on ceilings, or sagging in the roofline
  • Repeated repairs in different areas — patching is no longer cost-effective
  • Hail or wind damage that's been documented by your insurance adjuster
  • You're planning to sell within 1–2 years and want a clean inspection report

Any one of these by itself isn't a guaranteed replacement, but the combination almost always is.

Benefits of choosing this service

The right roof replacement does more than stop a leak. Done correctly, it pays you back in energy savings, resale value, and decades of not thinking about your roof.

Decades of weather protection

Modern architectural shingles are rated for 30 to 50 years and stand up to Minnesota's freeze-thaw, hail, and high winds when installed with proper underlayment and ventilation.

Real manufacturer warranty

Installing every layer to spec — not just shingles — is what activates the full manufacturer warranty. We hand you the registration paperwork so coverage is on file from day one.

Lower energy bills

Proper attic ventilation and modern reflective shingles can drop summer cooling costs and prevent ice dams in winter — two of the biggest energy drains on Minnesota homes.

Insurance discounts

Many carriers offer premium reductions for impact-resistant (Class 4) shingles. We'll tell you whether the upgrade pays for itself on your specific policy.

Higher resale value

A documented new roof with transferable warranty is one of the most cited upgrades in Twin Cities real-estate listings and removes the single biggest objection in a home inspection.

Peace of mind in storm season

You stop watching the weather radar every spring wondering if this is the storm that takes your roof.

Our process

We use the same process on every replacement, whether it's a 1,200-square-foot bungalow in Northeast Minneapolis or a 4,000-square-foot home in Eden Prairie.

  1. 1

    Free on-site inspection

We climb the roof (or fly it with a drone where appropriate), document the condition of every plane, take photos of the deck and attic, and write up a plain-English report you can keep.

  2. 2

    Written estimate & material selection

You get a fixed-price quote that itemizes shingle line, underlayment, ice-and-water shield, flashing, ventilation, and disposal. We bring physical shingle samples so you can compare colors against your siding.

  3. 3

    Scheduling & permits

We pull the required city permit (Minneapolis, Saint Paul, and most suburbs require one), order materials, and lock in a tentative install date based on weather windows.

  4. 4

    Job-site prep

On install day we tarp landscaping, move grills and patio furniture, and protect AC units. Magnetic sweepers come out the moment tear-off starts to catch nails as they fall.

  5. 5

    Tear-off & deck inspection

Old roofing comes off down to the deck. Any damaged sheathing is replaced at cost — you see the photos before we install over anything.

  6. 6

    Full system install

Drip edge, ice-and-water, underlayment, flashing, shingles, and ridge vent — installed to manufacturer spec in the correct sequence.

  7. 7

    Cleanup & final walkthrough

Magnetic sweeps run multiple times. We walk the entire perimeter with you, hand over your warranty paperwork, and follow up after the first heavy rain.

Materials & methods we use

We install GAF, Owens Corning, and CertainTeed asphalt shingles as our standard lines, and we're a manufacturer-certified installer for the systems we recommend. For homes in hail-prone parts of the metro we usually steer customers toward Class 4 impact-resistant shingles, which qualify for insurance discounts on most carriers.

On steeper, more visible roofs we also install standing-seam metal — typically 24-gauge painted steel with a Kynar 500 finish that holds color for 40+ years. Metal costs more up front but outlasts asphalt by decades and sheds snow cleanly.

Underlayment is synthetic (never felt), ice-and-water shield runs a minimum of six feet up from every eave and the full length of every valley, and ventilation is calculated to the 1:300 NFA ratio so your attic stays dry through winter.

Frequently asked questions

How much does a roof replacement cost in the Twin Cities?

Most architectural asphalt replacements on a 1,800–2,400 sq ft home run $13,000–$22,000 in the Minneapolis–Saint Paul metro. Class 4 impact-resistant shingles add roughly 15–25%. Standing-seam metal typically lands between $28,000 and $55,000. Your free estimate breaks the number down line by line so you know what's driving it.

How long does a roof replacement take?

A typical single-family tear-off and replacement is 1–2 days once materials are on site. Larger homes, steep pitches, multiple tear-off layers, or significant deck repair can push it to 3 days. We don't leave a roof open overnight unless the weather is fully cooperative — and even then it's tarped.

Can you replace a roof in winter?

Yes, with caveats. Asphalt shingles can be installed in Minnesota winters down to roughly 25–30°F using hand-sealed shingles and proper technique. We schedule winter installs on dry days with no active snow and prioritize emergency situations first.

Will my insurance cover a new roof?

If the damage was caused by a covered event (hail, wind, fallen tree), most homeowners policies in Minnesota cover replacement minus your deductible. Normal wear-and-tear from age is not covered. We help document damage and meet your adjuster on the roof at no charge.

What warranty comes with a new roof?

You get the manufacturer's material warranty (typically 25–50 years on architectural shingles, lifetime on premium lines) plus our workmanship warranty on the installation itself. Both are in writing and the manufacturer warranty is transferable to the next homeowner.

Do you need to replace the roof decking too?

Usually only the damaged portions. The deck is inspected during tear-off and any soft, rotten, or delaminated sheathing is replaced and billed at cost. We show you photos before installing over anything.

Can I install new shingles over the old ones?

We don't recommend it. A second layer hides deck damage, voids most manufacturer warranties, adds significant weight, and shortens the life of the new shingles. Full tear-off is the only way to install a roof system that performs and is covered.

Are you licensed and insured in Minnesota?

Yes. We hold an active residential contractor license through the Minnesota Department of Labor and Industry, plus general liability and workers' compensation insurance. We email both certificates directly from our insurer before any work starts.

Do you work on commercial or multi-family buildings?

Yes — small commercial buildings, townhomes, and multi-family residential properties throughout the Twin Cities metro. Larger flat-roof commercial systems are quoted separately based on membrane type.
